Duncan is snoring, and his wife isn't pleased.

Downstairs, Sophie finds wet footsteps, follows them, and suddenly practically drowns while standing up.

Susan visits Duncan the next day. He's peeved over the paint color, and Susan insists that she's there to keep him happy, which is something he wrote in the contract.

Sophie joins them, and we discover that both Sophie and Duncan are pains in the asses. When Susan leaves, we see a waterlogged man spirit with seaweed wander by the mirror.

Luke is sharing the Somerset Estates with the team. They're volume and cash flow, Susan says when Father Phil doesn't think much of the development.

Somerset is suffering from problems since their sales have fallen. Susan wants to beg out of their latest since the seaside folks are giving her a run for the money.

There's a kind of dance between competing realtors. Greg Chisholm is Luke's nemesis, and he's the key man on Somerset Estates.

Identical problems are happening across the development. Windows shattering, granite splitting. Greg admits that corners get cut, but the size of his folder suggests it's more than a buttload of whiney perfectionists.

Greg's boss' wife is into crystals, yoga, and shit, and she thinks there's more afoot than shoddy workmanship.

But Greg did Luke bad at Balmoral Farms, and he's reluctant.

August has a gizmo made out of two egg beaters, a bike light, and a lightbulb. As they pass one of the houses, lamps fall across a few of them in the 'hood.

Sophie and Duncan are arguing as Susan reads down their list of complaints, including their water issues and wobbly walls.

Phil says there are 17 houses with issues, and August reports on what his gizmo picked up while they were there.

All of the models experiencing problems are the Delawares.

It's dark when Susan leaves Sophie and Duncan, who reminds her that they're still within their five days to lodge complaints, so get crackin'.

Megan sends Luke a text asking if he's actually ghosting her, and does he see the irony? In response, she gets neverending three dots and then a smiley face.

Susan runs into a headed horseman on her way home. But she balks at the idea that they need Phil and August up there to see what's really going on.

Luke enlists Zooey to drive Susan to the coast since her car is in the shop. They air dirty laundry to no avail.

Greg admits that his boss ripped off the Delaware plans from his partner's plans for his home. It's a pretty cool house, but the sales are dropping. Greg wants Luke to parlay it into a sweet promotion so he can make it worth Luke's time.

Luke visits the original house. The house tells Luke to go away and knocks a tree down in front of him.

Luke finds an open, mossy window, and he spots Bernard Nightengale. Luke wants to sit down, but he's warned away. Bernie designed the house, and he seems possessed. He designed it for his fiance. She loved the sunshine.

Six months after they moved in, she ran off with his brother. Not only did he have to live in the place afterward, but his partner dug the plans out of the trash and built a bunch more, which was like getting stabbed over and over.

Bernie says it's his pain in the house, but anyone else who lives there will feel it too. He stomps his foot, and neighbors are terrorized at Somerset Estates.

Zooey is on the floor taking photos. Painters are repainting. Zooey thinks the ninja puddles are real. She wants to leave, but Susan says they have to stay to watch for the nighttime disturbances. Sleepover! With alcohol.

Luke is afraid that Bernie might hurt someone, like one of the kids in those houses.

August gives Luke a gizmo to get rid of the spirit and doesn't want him to hesitate when he uses it.

Susan shares with Zooey the telekinetic fires she set. Zooey doesn't believe her. Susan brings up soulmates, and Zooey scoffs at her.

Zooey evokes the name of Kyle Summer (and Young and the Restless fans must be laughing) and reveals that once upon a time, she even wore pastels. She was happy with Kyle until she went away to college, and he hurt his back working construction. He took Oxy to handle the pain, and then he started dealing. He was dead by summer.

They buried him in his letterman jacket, the same one she wore during senior year. If he was her soulmate, then she's out of the game. Susan toasts Kyle and all the others who don't deserve them.

Zooey will be sleeping in her car, leaving Susan inside to observe the spookies.

They both hear the horse, and Zooey wakes to water dripping on her head and the jeep surrounded by pirates. Susan experiences it inside, too, and the water flows from her mouth. When Zooey turns on the jeep, it stops.

NOW Phil is at the house. Zooey ultimately went back inside and fell asleep on the couch. Phil wonders why the sailors are pissed off, and if Susan saved any of the water, she puked up.

Phil finds that the house is the location of the former lighthouse. The lighthouse guy visited the house and left the lighthouse empty. When he woke up in the middle of the night, it was pitch dark. He had to get to the lighthouse, but he was too late. A ship had smashed on the rocks, and he could hear the screams. Those dudes want revenge on the horseman, but they'll take whoever is now living in the house.

They decide to stay, and it directs them to look like a lighthouse right now. Zooey brings Susan a light ring. It's not enough. Susan goes into the yard and creates a giant ball of fire, sending it up into the sky so that the ship can see land, avoiding a crash.

It works.

Zooey is impressed. She says they could rent her out for Viking funerals. Zooey says this moment is ripe for Eternal Flame by the Bangles.

I finally laugh out loud at one of Luke's deadpan comments on his profession.

Luke notices that Bernie is always in the sunroom. He unrolls the plans.

Greg isn't pleased with Luke's suggestion. He wants them to retrofit the Delaware models, and they won't be sued into the stone age. Everyone wins.

Luke warns Greg to take an extra look under his bed before he sleeps at night. He turns around to talk to Bernie, but he's gone.

Susan wants to know what happened at Balmoral Farms, but Luke isn't ready to share.

Luke meets Megan. He's late, but he arrived. He admits that she's missed his intentions and explanations. They decide to walk.

Luke doesn't want to go to her house anymore. It's too weird to see her in the same place as his mother. He doesn't want to live in the past anymore. It's time he takes his own advice. Well, then, they'll have to go to his place, Megan says.

He really wants her to come up. So much, it's scary. They kiss.
